Replacing Your Roof?

A new roof can seem expensive, but the benefits and cost will be a fruitful investment, whether you plan to stay living in the property or wish to sell in the future.

EJK Property Services’ article (below) will give you guidance on the subject of new roofs. We are always on hand to answer your questions and to provide a free quote.

What are the benefits of a new roof?

New roofing increases the value of your property!

Installing a new roof will increase the value of your property. It will help you compete with other properties on the market if your ever sell. It also eliminates a barrier to purchase for potential buyers. Would you buy a property when you know you will have to pay for the replacement roof? Replacing the roof now means you can add this as a unique selling point to potential buyers, recouping the cost of the roof replacement in the same process.

Roofing returns on Investment

A new Roof can provide an average ROI of 67-70%.

Selling your property? A new roof can help!

A new roof can generate interest in your home from those walking or driving past. It is estimated 40% of curb appeal is generated by a new roof.

Save on energy bills

You can increase the energy efficiency of your home by replacing the roof. If it is an old roof/property, it is likely the roof is leaking heat, meaning your Boiler system has to work harder to maintain the desired temperature and cost you more. A new roof could reduce your annual heating bill.

Health and Safety

New roofs can help prevent health hazards like mould and mildew, keeping the occupants safe. Another factor is if a roof is unsafe. The longer it is left, the more dangerous the situation could become. In the worst case scenario, the roof could collapse, causing injury to loved ones.

Let there be light

Roof replacement offers the opportunity to add additional windows or skylights. Once installed the windows will improve lighting and give a sense that the room is larger. These are ideal for single storey extensions and loft conversions.

Stress-Reliever

Having the worry of an old roof leaking, causing more damage or even collapsing can be stressful, so the sooner the problem is resolved, the sooner you can sleep easy.

How much does a new roof cost?

None of us dream of spending our hard-earned money on roofing, but it is a vital component of your property. It adds value and not replacing it could lead to further damage, physical damage to occupants and greater cost of repairs.

There are many variables to be considered, which will drive the cost of a new roof. Some of these are the size of the roof, roofing types (more below), materials being used, how quickly the job needs to be completed etc.

Below is a guide and you should call EJK Property Services so that we can provide you with a free quote.

How can I pay for a new roof?

If you do not have savings, then a loan or a re-mortgage could be the solution. We find most of our customers opt for the latter as it can be paid over a longer period of time, it is usually a lower interest rate and on a monthly basis, is a smaller increase to your out-goings.

We advise that post the replacement roof being installed, that you have your property valued by an estate agent. The likelihood is that the value of your property will have increased. When you re-mortgage, you may find that your capital in your property has increased, allowing a better rate of interest and lower monthly cost for you!

What type of roofs are there?

Pitched Roofs are most people’s preconceptions of a roof. They are usually covered with tiles or slate and fixed to batons.  EJK Property Services can advise on the types of tiles and slates available to you.

Flat Roofs are on trend and are generally fitted on single storey extensions. There are generally two types:

EPDM (Ethylene-Propylene-Dyne-Monomer) – in simple English, is a rubber roofing material, which is very flexible and stretches to 300%, resistant to the Sun’s UV rays, has a long life span (greater than felt) and can be used to overlay old roofs (if still structurally sound). EPDM does not crack, degrade and is friendly to the environment.

Another type of flat roof is GRP (Glass Reinforced Plastic). Better known as a fibreglass roof, this is a tough and durable roofing solution. It is widely recognised as a premium roof, recommended by home insurers and construction authorities. It requires no maintenance and will keep its great look for years.
